Project Description Property: Colonnade II Property Type: Office building Location: Colonnade II is located at the intersection of Six Forks Road and Colonnade Center Drive in North Raleigh. It is one-half mile south of the I-540 Outer Beltway, thus providing for a 15 minute drive to the airport and Research Triangle Park. Land Area: Approximately 30 acres Park Developer, Manager, & Leasing Agent: Spectrum Investment Services, the development arm of Spectrum Properties, is the developer of Colonnade II and Spectrum Properties leases and manages the property. Ownership: Cornerstone Real Estate Advisers and Spectrum Properties Building Square Footage/Floors: Approximately 126,926 square feet of rentable area and five floors. Completion Date: 2008 Architect: Wagner Murray Architects, with Phillips Architecture as local architect General Contractor: RJ Griffin & Company HVAC System: Colonnade II will be fully integrated so that all tenant spaces can be adjusted by computer from the management office, thus reducing maintenance costs. Tenants will be able to order after hours HVAC through the Internet. Fiber Optic Network: A central nervous system of fiber optics and T-1 cable is provided for the park. Tenants are able to hook in to this system economically for Internet, computers and phones. Landscaping: The park features dramatic landscape design by Reynolds/Jewell. Building Construction: Colonnade II will be constructed using a steel frame, vertical pre-cast columns with granite accents, and reflective glass with aluminum mullions. Building Lobbies: Colonnade II will feature a two-story lobby, with patterned granite floor, wood accents, artwork, and attractive planters and flowers. Building Common Area Factor: Colonnade II, combined with a prorata share of park amenities space, will approximate a 15% rentable factor for multi-tenant space and 10% factor for full floor users. Tenant Finishes: Tenant spaces will be constructed using high qualtiy finishes, including a 2x2 recessed spline ceiling, 2x4 parabolic light fixtures, full height solid core doors, polished chrome lever hardware, dynamic carpet selections, and horizontal blinds. Restrooms: Building restrooms will feature granite countertops, patterned tile floors, and attractive sconce lighting. Elevators: High-speed traction elevators will transport tenants quickly to their desired floor. An additional service elevator will be located away from the lobby. Parking: Colonnade II will offer an overall ratio of approximately 3.3 spaces per thousand square feet of surface parking. Fourteen convenient visitor spaces will be provided along the central spine.
